What a beautiful day in Tampa Bay today. Once again we are expecting beautiful weather today and all weekend long. This weekend is definitely a time to spend out doors; whether you’re working in the garden or manicuring the yard or hiking or biking at one of the many state parks that are available. You can have fun in the sun and head out to the beach...If you would prefer to stay indoors, the Tampa Bay Devils Rays are playing tonite as well as the Tampa Bay Lighting. After the Rays game tonite at Tropicana field you can find a great nite life nearby; you can also find a great nite life at Channel side were the Lighting is playing. If you would prefer some thing more settled, you can enjoy the Florida Orchestra this weekend or go see the play the Jersey Boys at the Straz Center on Sunday...This weekend my family and I are spending the day at the 41st Spring parade of homes. This is an annual event that provides the opportunity to view 69 furnished decorated model homes. These homes showcase the latest technology and trends in the building industry. Regardless of your weekend endeavors please have a great and safe weekend! Ainsley Daux Home Run Real Estate inc (813)546-1954

Should I buy or rent a home
Should I buy or Rent a home Today alone I was this question 3 times “should I buy or rent”…Most real estate professional will tell definitely this is the time to buy…Prices are low and interest rate are at a historical low. Before you what is your objective are you planning to reside in the home for the full duration of the loan, do you plan to relocate in the next few years, how much are you paying for rent? If you break down these pointers into categories it can help streamline your objective. “Planning to reside in the home for the full duration of the loan” If that is case, than is definitely time o buy. As I mentioned above. Prices are low, you can find a great deal on a foreclosure if you don’t mind waiting you can get a great deal on a short sale as well. Normally with the foreclosure and short sale the home will be sold at less than market value which may give you instant equity…With some remolding or even cosmetic work the value can increase..Considering interest rates are historically low with a good credit score should tie a good rate. For instance in tampa the median home price is 175,000 at a 4.5% interesrate your PI is rougly 1100 if that is a feasible monthly payment for you and you are paying that amount on a rental property, you may want to consider purchasing a home. Do you plan to relocate in the next few years If you plan to relocate in the next few years I would not advise to purchase now. I think it will be a few years before we see the market stabilize…There is a pretty big inventory of homes, so if you purchase now and plan on relocating in maybe 2 years you will be competing against short sales and other foreclosures… Ainsley Daux Home Run Real Estate inc (813)546-1954

Credit Truths and Myths about credit
Truth:
Little experience with credit can make it hard to get approved for a mortgage Lenders will look at credit history first before to deciding if an individual will be approved for a mortgage. In essence an individual looking into purchasing a home should have open and active credit accounts. These credit accounts can include credit cards; line of credit, car payment CD’s etc. make sure at least the minimum balance is paid on time monthly.
Truth:
Some creditors only report to one credit bureauYes that is absolutely true that is one of the reason there maybe a different score with each credit bureau. Also, that is why it is very important to review your credit report annually
Myth:
Paying off your loans early hurts your credit report. When you pay off a loan, your credit history is updated to reflect that and, because it's positive, typically stays on your credit report for 10 years,. (Negative information, such as a delinquency, only stays on your report for 7 years.) I advised a few clients if they paid a loan off try obtain at least a secured credit card to maintain at least 3 open revolving credit accounts.
Myth:
Your credit accounts need to be in your name only to strengthen your history. You can build up your credit history with your parents' help if they are willing to share a credit card with you, for example, or add you a an authorized user onto their accounts. "That's a good starting point.

Google to remove real estate listing feature
Google, the largest search will take down real estate listings from Google Maps on Feb. 10. A Google spokesperson stated the real estate listing feature is simply not popular enough to justify its existence. Google first announced the tool in July 2009. Surfers using Google Maps gained the ability to find properties for rent or sale when searching locations. The spokesperson for google also stated "We’ve learned a lot and been excited to see real estate companies use Google Maps in innovative ways to help people find places to live....... yet we recognize that there might be better, more effective ways to help people find local real estate information than the current feature makes possible. We’ll continue to explore this area."
