Should I get a Home Inspection
An inspector does a physical inspection of the structure and systems of the home. They check the electrical outlets, check each sink and faucet to find any leaks, they will check the ac system amongst many other things. After the inspection, the inspector should provide a summary report that notes repairs that are found along with a full report that is broken down with each component of the home. The components include the foundation, walls, ceilings, floors, windows, doors, heating and air systems, plumbing (interior), electrical systems and the roof. To assure that you understand the report and anything noted, I advise all my buyers to be present at the inspection. Its easier to address questions and concerns while you are there.
The amount for an inspection ranges, by sq ft of the home, region and of course the inspector.
When you are ready for your inspection you can ask your agent for a referral list of inspectors or go to your local merchant circle site to locate an inspector. You can also ask friends and family if they have used someone in the past who they would recommend.
If you want to check for mold, termites or other speciality issues, you will have to hire a specialist to come and inspect the home. home.
Should I get a home inspection? I say absolutely yes. The home inspection can prevent future major expenses; your home is a hugh investment therefore you have to do the preliminary steps prior to making that commitment. Also, remember that there is a "inspection contingency" period therefore after the inspection you can request the seller make the repairs or you can cancel the contract.
To close out, Yes, yes, yes, get a home inspection prior to closing on your home.

Is Florida's housing market bouncing back
According to Chief Economist Dr.John Tucillo Floida is in a mini-recovery. “Sales are trending up, listing inventories are falling, the supply of lender-related properties has stabilized, and we are seeing multiple offers on homes in some local markets.”In fact, Florida homes today may be undervalued, Tuccillo added. “That may seem like a drastic statement,” he said. “But a buyer who plans to own the home for five to seven years can get some great bargains today.
Working predominately with buyers, I have noticed the lack of iventory especially with bank owned homes. I have also noticed multiple offers on propeties and even noticed properties under contract the first day on the market. As the unemployment rate drops and lenders reduce lax there criteria, I believe will have more prospective buyers. I truly belive purchasing a home is still the "american dream" and many american want to own a home.
"Mark Vitner, senior economist at Wells Fargo in Charlotte, N.C., said the U.S. economy will continue to face significant challenges, particularly financial concerns related to the European debt crisis. But he expects the U.S. economic recovery will continue next year, making it easier for Midwesterners, for example, to buy Florida homes.“Florida’s economy is recovering, with tourism and healthcare leading the way,” Vitner said. “International tourism has been particularly strong in Miami and Orlando.”Looking around the state, Vitner said Jacksonville’s unemployment rate has dropped and home prices are stabilizing. In Orlando, prices have not yet reached bottom, he said, but the winter tourism season should help the regional economy. Tampa and Southwest Florida have seen solid job growth, with little new home construction. South Florida’s economy is growing thanks to trade relationships with Latin America and the Caribbean, while in the Panhandle, Fort Walton Beach is outperforming Panama City and Pensacola, according to Vitner.Dr. Lawrence Yun, chief economist for the National Association of Realtors®, said many Florida markets are showing sharp drops in inventories of homes for sale – a sign that demand is picking up and prices are stabilizing. “That’s a major change from just a year ago,” he said. “Buyers have stepped back into the Florida market.”Noting the state’s powerful appeal to international buyers, Yun said he was particularly optimistic about the outlook for South Florida. “Don’t be surprised to see a gain in home prices in the Miami and Naples markets in the next 18 months,” he said. “From there, the recovery is likely to roll northward to Central Florida and then North Florida.”Tuccillo noted that foreclosed and distressed properties will remain a significant part of the Florida market in 2012, but lenders are feeding these properties into the market at a gradual pace rather than pushing them out all at once.

"Im Back" Tampa Bay Short Sales
According to Lawrence Yun, chief economist of the National Association of Realtors (NAR), said home sales should be stronger. “Tight mortgage credit conditions have been holding back homebuyers all year, and consumer confidence has been shaky recently,” he said. “Nonetheless, there is a sizeable pent-up demand based on population growth, employment levels and a doubling-up phenomenon that can’t continue indefinitely. This demand could quickly stimulate the market when conditions improve.”As 2011 comes to end, many of us are preparing ourselves for the up coming year. Some renters are hoping to become h omeowners and unfortunatley some home owner may become renters which is not all bad. If you short sale your home and continue to pay other open credit lines on time and avoid pulling have your credit pulled; there is a good possibility you maybe eligible to purcahse another home in 2 years. Beautiful Tampa Bay
What a beautiful day in Tampa Bay today. Once again we are expecting beautiful weather today and all weekend long. This weekend is definitely a time to spend out doors; whether you’re working in the garden or manicuring the yard or hiking or biking at one of the many state parks that are available. You can have fun in the sun and head out to the beach...If you would prefer to stay indoors, the Tampa Bay Devils Rays are playing tonite as well as the Tampa Bay Lighting. After the Rays game tonite at Tropicana field you can find a great nite life nearby; you can also find a great nite life at Channel side were the Lighting is playing. If you would prefer some thing more settled, you can enjoy the Florida Orchestra this weekend or go see the play the Jersey Boys at the Straz Center on Sunday...This weekend my family and I are spending the day at the 41st Spring parade of homes. This is an annual event that provides the opportunity to view 69 furnished decorated model homes. These homes showcase the latest technology and trends in the building industry. Credit Truths and Myths about credit
Little experience with credit can make it hard to get approved for a mortgage Lenders will look at credit history first before to deciding if an individual will be approved for a mortgage. In essence an individual looking into purchasing a home should have open and active credit accounts. These credit accounts can include credit cards; line of credit, car payment CD’s etc. make sure at least the minimum balance is paid on time monthly.
Truth:
Some creditors only report to one credit bureauYes that is absolutely true that is one of the reason there maybe a different score with each credit bureau. Also, that is why it is very important to review your credit report annually
Myth:
Paying off your loans early hurts your credit report. When you pay off a loan, your credit history is updated to reflect that and, because it's positive, typically stays on your credit report for 10 years,. (Negative information, such as a delinquency, only stays on your report for 7 years.) I advised a few clients if they paid a loan off try obtain at least a secured credit card to maintain at least 3 open revolving credit accounts.
Myth:
Your credit accounts need to be in your name only to strengthen your history. You can build up your credit history with your parents' help if they are willing to share a credit card with you, for example, or add you a an authorized user onto their accounts. "That's a good starting point.

What is a short sale
A short sale is a foreclosure alternative which allows the borrow to sell the property less than the loan payoff. A short sale can help prevent a forclosure, further collection calls.
How to start a short sale.
Home owner to make contact and iniate short sale with the lender. Once the lender is aware that the seller wants to short sale, see below for sequence
A)Send the lender an authorization letter authorizing you agent
1.Some lenders may have a short package that they can obtain online.
B)The realtor list the property
1.Once a contract has been executed, the realtor will put together a package and forward to the lender.
C) For most lenders the package will include the
1.lenders short sale package,
2.the contract
3. HUD,
4.the lising agreement
5.Hardship letter
6.last 2 paystubs (if employed),
7.last 2 bank statments,
8.last 2 years w-2's,
9.T4506 form
10.A copy of the MLS listing
11.Buyers proof of funds
Make sure all documents that require a sellers signature is signed and dated. Make sure each document has the loan number written on it. Once the package has been faxed both the agent and the seller should follow up with lender to make sure all documents were received also be sure to ask the lender when will they complete a BPO.

Short Sale Alternatives
We all know if we are facing foreclosure the lender may give us the option to sale the home as a short sale. A short sale is a sale of a home where the proceeds from the sale may not be enough to pay off the lien owed on the home. Normally a short begins after the owner has defaulted on their loan and decides to short sale. In some cases the lender will give the seller different options such as: died in lieu, or a loan modification.
Did you know there are other programs, other HUD alternative programs. HUD has a program called "Making Home Affordable Program". This program was created by the Obama's Administration to help homeowners refinance or modify their mortgage payment. Even though there is a pretty huge mortgage deliquency rate, there are more homeowners paying their mortgage on time month in month out. Unfortunately with the value of home decreasing many of those home buyers are unable to refinance their homes to take advantage of low interest rates. A home affordable Refinance will help borrowers whose loans are held by Fannie Mae or Freddie Mac refinance into more affordable mortgage
Home Affordable Modification
Many homeowners are struggling to make their monthly mortgage payments. The Home affordable Modification will provide a modification to their loan with payments they can afford. With this program you do not need to be delinquent on your mortgage but the property ahs to be your primary residence.
